A survey of a lot in a recorded tract map such as:

“Lot 53 of Tract No. 5744 recorded in Map Book 71, Pages 55 and 56…”

Usually requires the filing of a Corner Record with the County Surveyor.

Lot Surveys

A survey of a parcel described typically as follows:

“N 1/2 of the SE 1/4 of the SE 1/4 of the SE 1/4 of Section 23, Township 1 North, Range …”

Usually requires the filing of a Record of Survey map with the County Surveyor and is recorded.

Sectional Boundary Surveys

Used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, and to support a request for a Letter of Map Amendment (LOMA) or Letter of Map Revision based on fill (LOMR-F).

FEMA Elevation Certificates

A survey locating natural and man-made features such as: buildings, improvements, fences, trees and land contours.  It is usually required by a government agency and/or requested by engineers and architects for design and site development.

Topographic Surveys

A surveyor sometimes uses sketches and photographs to visually illustrate encroachment of items discovered while performing a survey such as, buildings and fences.

Encroachment/Location Sketches

Similar to topographic surveys only without showing any elevations or land contours. Identifies the location of all above ground structures and any evidence of below ground structures, such as utility lines or bunkers.  May show easement data when records are provided to surveyor.

Site Plans/Plot Plans/As-Built Surveys

Legal Descriptions describe the boundaries of parcels conveyed in a deed. Typically required for Lot Line Adjustments, Parcel Mergers and road or utility easements. With a few exceptions, California law requires that they be written by licensed land surveyors.

Legal Descriptions

Usually required by a lender this type of survey is similar to As-Built Surveys and designed to meet certain nationally specified requirements which may include topographic data and plotting recorded easement locations as listed in a current Title Report.
